American Tower Falls 1% Despite Higher AFFO and Raised 2026 Outlook

American Tower (NYSE: AMT) shares fell about 1% even after the company reported modest third-quarter growth and raised its full-year 2026 outlook for the third time this year.

Total revenue increased 2.5% year over year to $2.79 billion, while property revenue rose 4.5% to $2.73 billion. Data Centers remained a standout, with cash revenue growth of 16.3%, while organic tenant billings growth across the broader portfolio was 1.1%.

Profitability was mixed. Adjusted EBITDA increased just 0.9% to $1.83 billion, while net income declined 14.4% to $781 million. Net income attributable to common stockholders fell 10.3% to $766 million.

AFFO attributable to common stockholders increased 2.4% to $1.34 billion, providing a more constructive picture of underlying cash generation. American Tower also spent $315 million on share repurchases, and its board authorized an additional $2.0 billion for future buybacks after quarter-end.

Management raised full-year guidance, citing steady tower leasing, continued CoreSite outperformance and disciplined capital allocation.

The 1% decline appears to reflect investor focus on relatively modest organic tower growth and weaker reported earnings, which offset the raised outlook, stronger data center performance and higher AFFO.
American Tower Stock Rises 7% as Higher 2026 Outlook and Data Center Strength Boost Confidence

American Tower (NYSE: AMT) shares climbed 7% on Tuesday after the communications infrastructure REIT raised its full-year 2026 financial outlook, supported by stronger-than-expected data center performance, favorable foreign exchange movements, and one-time expense benefits.

The company increased the midpoint of its 2026 guidance across several key financial metrics. Property revenue guidance was raised by $110 million, while adjusted EBITDA and AFFO attributable to common shareholders were each increased by $45 million. American Tower also lifted its AFFO per share outlook by $0.09, signaling improved earnings power for the remainder of the year.

Management attributed the stronger outlook primarily to three factors: positive foreign currency exchange rate movements, continued outperformance in its data center business, and one-time expense benefits that improved profitability. Together, these factors strengthened the company’s cash flow expectations and supported higher earnings guidance.

The company also substantially increased its GAAP earnings outlook. Midpoint guidance for net income was raised by $255 million, while net income attributable to common shareholders increased by $235 million, largely reflecting unrealized foreign exchange gains.

Investors responded positively because the updated outlook suggests American Tower’s underlying business remains resilient despite a mixed macroeconomic backdrop. Strong demand for digital infrastructure, particularly data centers supporting AI and cloud computing workloads, continues to complement the company’s global tower portfolio. Combined with favorable currency movements and improved cash flow expectations, the higher guidance reinforced confidence in American Tower’s earnings trajectory, helping drive the stock sharply higher.
American Tower (NYSE: AMT) shares fell 3.3% on Thursday as investors continued to rotate away from interest rate-sensitive real estate stocks, despite the company's stable long-term fundamentals.

On Friday, RBC Capital Markets upgraded the communications infrastructure REIT to Outperform and assigned a $205 price target, highlighting confidence in American Tower's high-quality asset portfolio, resilient recurring cash flows, and long-term growth opportunities driven by expanding mobile data usage and 5G deployment. Stock is 1% up in premarket after the positive rating report.

American Tower remains one of the world's largest owners of wireless communication infrastructure and is expected to benefit from continued network investment by carriers and growing demand for connectivity across global markets.

While the stock declined during Thursday's session, RBC's upgrade suggests Wall Street remains optimistic about the company's long-term earnings potential once macroeconomic and interest rate pressures begin to ease.
American Tower Corporation reported first-quarter 2026 results with total revenue rising 6.8% year-over-year to $2.74 billion, driven by growth in property revenue across global markets.

Net income surged 76% to $879 million, supported in part by favorable foreign exchange impacts, while adjusted EBITDA increased 5.2% to $1.84 billion. Adjusted funds from operations (AFFO) grew 2.6% to $1.32 billion.

The company highlighted strong demand for digital infrastructure, including mobile data, cloud services, and AI-related workloads, and raised the midpoint of its full-year 2026 outlook across key metrics, including revenue and EBITDA.

American Tower Reaches Payment Agreement with AT&T Mexico Amid Arbitration

American Tower Corporation (NYSE: AMT) announced it has reached an agreement with AT&T Mexico regarding withheld tower rents tied to an ongoing arbitration. AT&T Mexico, which accounted for about $300 million of tenant revenue in 2024, had been withholding payments since early 2025.

Under the deal, AT&T Mexico will remit most of the withheld rent and resume regular monthly payments for the majority of its tower leases.
