US Home Prices Continue to Rise in May as Annual Growth Tops Expectations

U.S. home prices continued to climb in May, with the latest S&P CoreLogic Case-Shiller data showing the housing market remains resilient despite elevated mortgage rates.

The S&P/Case-Shiller 20-City Home Price Index rose 0.9% month over month in May, slightly below April’s 1.0% increase, indicating home price appreciation remained steady on a monthly basis.

On an annual basis, home prices increased 1.6%, beating economists’ expectations of 1.3% and accelerating from 1.2% in the previous reading. The stronger-than-expected year-over-year gain suggests housing demand continues to outpace available supply in many major metropolitan areas.

The data indicates that limited inventory and resilient buyer demand are continuing to support home prices even as higher borrowing costs have weighed on affordability. While monthly price growth eased marginally, the acceleration in annual growth points to a housing market that remains fundamentally firm.

For financial markets, the report is modestly supportive of the U.S. economy but may reinforce expectations that shelter inflation could remain persistent. A resilient housing market is generally viewed as a sign of underlying consumer strength, although continued home price gains could complicate the Federal Reserve’s efforts to bring inflation sustainably back to its target.

Investors will now turn their attention to upcoming labor market and inflation data, which are expected to play a larger role in shaping expectations for future Fed policy.
