Welltower Slips 0.25% Premarket Despite Strong FFO Growth and Senior Housing Momentum

Welltower (NYSE: WELL) shares edged about 0.25% lower in premarket trading despite reporting strong third-quarter 2026 operating growth and continued expansion in its senior housing portfolio.

Normalized funds from operations rose 24.6% year over year to $1.67 per diluted share, while net income reached $415 million, or $0.54 per diluted share attributable to common stockholders.

Portfolio fundamentals remained strong. Same-store NOI increased 15.8% year over year, led by 21.0% growth in the Seniors Housing Operating portfolio. Senior housing same-store revenue rose 9.1%, supported by a 320-basis-point increase in average occupancy and 5.3% growth in revenue per occupied room.

Welltower also continued aggressive capital deployment. The company has closed or agreed to close $21.0 billion of investments year to date, including $13.3 billion completed through September and another $7.7 billion closed or under contract after quarter-end. Third-quarter investments totaled $4.1 billion, including $2.7 billion across 43 senior housing properties.

The balance sheet remains relatively strong, with net debt to adjusted EBITDA at 3.02x and approximately $9.5 billion of available liquidity. The board also declared a quarterly dividend of $0.85 per share.

The modest 0.25% premarket decline appears to reflect limited profit-taking or valuation sensitivity rather than weakness in the quarter itself, as operating growth, occupancy trends and investment activity remained robust.
