Simon Property Group Stock Edges Lower After Hours Despite Strong Q2 Results and Higher 2026 Guidance

Simon Property Group (NYSE: SPG) shares slipped about 0.2% in after-hours trading after the mall and outlet operator reported solid second-quarter 2026 results and raised its full-year Real Estate FFO guidance.

The muted reaction comes despite strong operating trends across Simon's portfolio, including higher property income, rents and retailer sales.

Real Estate FFO Rises Nearly 8%

Second-quarter Real Estate FFO increased 7.9% year-over-year to $1.249 billion, or $3.29 per diluted share, from $3.05 a year earlier.

Domestic property net operating income increased 8.5%, while portfolio NOI rose 8.3%.

Operating metrics were also strong. U.S. mall and Premium Outlet occupancy remained high at 96.0%, while base minimum rent increased 6.3% to $62.42 per square foot. Retailer sales per square foot climbed 13.9% to $838 over the trailing 12 months.

Reported net income declined to $483.1 million, or $1.49 per share, from $556.1 million, or $1.70 per share. However, the prior-year quarter included a $0.21-per-share non-cash after-tax investment gain, making the headline comparison less indicative of underlying property performance.

Simon Raises 2026 Guidance and Dividend

Management increased its full-year 2026 Real Estate FFO guidance to $13.20-$13.30 per share from $13.10-$13.25 previously.

Simon also raised its quarterly common dividend by 4.7% year-over-year to $2.25 per share.

The REIT continued returning capital through buybacks, spending $211.4 million during the quarter to repurchase common shares and limited partnership units. Simon ended June with approximately $9.3 billion of liquidity.

Why Is SPG Stock Slightly Down?

The roughly 0.2% after-hours decline is modest and does not point to a clearly negative reaction to the underlying results. Instead, investors may be weighing the strong quarter and guidance increase against already elevated expectations and the relatively modest magnitude of the guidance revision.

Fundamentally, the report showed continued strength in Simon's premium retail properties, with higher rents, strong retailer sales growth and rising NOI. The slight after-hours decline therefore appears more consistent with a muted market response than a material deterioration in the company's outlook.
